Homium's Shared Appreciation Mortgage (HSAM) program offers a second mortgage to assist first-time homebuyers with down payment costs. The loan carries no interest and no monthly payments. The borrower must have a minimum of 3% down payment. Repayment is deferred until the home is sold, refinanced, or after 30 years. At that time, the borrower repays the original loan amount plus a share of any appreciation in the home's value. If the home sells or appraises for less than its original value, the borrower repays only the principal and any applicable fees. Homium doesn't share in losses but may share in gains. The borrower remains responsible for repaying the original loan amount. Must occupy the home as primary residence. State restrictions and eligibility requirements apply.
